Staging Your Home to Sell

Home staging is a phenomenon in real estate marketing. HGTV has programs ranging from Date my House to Sell my House.

Staging is even more crucial in real estate marketing as more and more buyers rely on the internet to shop property. With the advent of har.com, the internet website sponsored by the Houston Association of Realtors, photos stand out and accomplish the task of romancing the shopper into making an appointment to view property listed for sale.

The Houston Associaion of Realtors’ statistics show that “98% of all shoppers have viewed photos of the listing on line, prior to making an appoint to view the home.”

Lisa Barnes, broker/owner of Lisa Barnes Properties, has been personally staging her listings for years.

“Decorating has always been crucial in real estate sales. My first job out of college was working for a California-based property management company. One of my duties was using model apartments as marketing tools. I worked closely with designers who decorated our models. Eventually in 1990, when I became vice president of a Texas based property management company, I took over the task of staging our models.”

As a Bellaire native and resident, Barnes has been selling real estate in the Houston Market place for over ten years.  Six years ago she started her Bellaire-based company and incorporated REALESTATING in her listing package.

“So much power is in the picture,” says Barnes.  “The pictures are key in increasing the traffic of shoppers in your home, increasing the price in which you sell your home AND doing it in the least amount of time!”

There are many ways you can go about staging your home in preperation for sale.  Barnes wants to make it easy.

“My listing package includes staging.  It is all part of our service and costs the home owner not additional fees whatsoever.  I have an inventory of sofas, art, lamps and florals.”

“If your home is occupied, we work with the current decor, arranging the existing furniture and adding inventory decor items to flatter the home to its highest potential.”  We focus on “bang for the buck” projects that will cost the home owner the least amount of money while yielding the highest return for staging.
